Will I lose control of my property once I hire you?

Do I need to get my property professionally clean?

Yes, you do! If maximizing the return on investment is important to you, your property has to out-shine the competition. Quality tenants are always looking for quality living. If your property isn’t clean, finding a quality tenant willing to pay top dollar may be hard to find.

And, the only way you can require a tenant to return a property clean and well cared for is by giving them one that is clean and well maintained. This means that things like sinks, toilets, tubs, and window coverings should all be clean. Lawns, including all shrubbery and trees should also be neatly manicured.

How will you fill my vacant rental property?

Do I have to allow pets into my rental property?

As the property owner, you have the right to allow or refuse pets into your property. The decision is completely yours.

Allowing pets has its fair share of benefits and shortcomings. One benefit is that you’ll tap into a larger tenant pool. As you probably know, America is a nation of pet lovers. In fact, as much as 68% of Americans have pets, according to a survey done by the National Pet Owners Association.

But, by allowing pets, you do expose your property to increased risk of property damage. Luckily, most of the downsides associated with allowing pets into your property is offset our pet policy and related fees.

How do you decide who is eligible to rent my property?

The only way you can ensure your property is rented by the right tenant is by screening all potential tenants.

At Suncastle Property Management, we take a five prong approach. That is, checking a tenant’s income, verifying their employment, credit, criminal and rental background.

It’s only after a tenant has met these five crucial requirements that he or she can be allowed to rent a property under our management.

How will Suncastle Property Management handle utility costs?

Some utility costs may fall on the property owner, while others may fall on the tenant. Each property and situation is unique, discuss this with your Suncastle representative to help you determine what costs to be included in the rental rate for your property.

Who is responsible for late night maintenance calls?

Once you hire us, this becomes our responsibility. Whether emergency or non-emergency, we’ll take care of all late night calls on your behalf.
