Can I apply for a property “sight unseen”?

Yes, however we strongly advise all tenants to view the property before applying. As an alternative, we can allow a family member or a friend to view the property on your behalf.

How can I schedule for a property showing?

Once you have expressed an interest for any of our properties, you can contact our team immediately to schedule a showing with one of our agents. You can reach us at 904.285.5585 . Our team will be happy to help schedule a showing with you.

How do I apply for your rental?

First, you need to meet certain requirements before you are allowed to apply for one of our rentals. The basic requirements are that you must be of legal age and that you are financially capable.

Next, you’ll be asked to fill out some details on the application form. Some of the information you’ll be asked to fill out includes your contact information, employment, rental status, rental history, credit and employment status.

We’ll then verify that all the information you have given is accurate and complete a background and credit check. Once this has been completed and approved, we’ll be able to move forward with a lease.

Is lease signing mandatory?

Yes, it is mandatory. We require all of our tenants to sign the lease before keys can be exchanged. The lease helps set out key duties and responsibilities of both the tenant and the landlord.

What do you require before I can move in?

Before you can move in, we require that you pay the first month’s rent and security deposit. Additionally, we require that you provide us with proof that you have renters insurance.

How much is the security deposit?

The security deposit equal to the rent of one month is required before you can be allowed to move in.

You may also need to pay other deposits as well depending on certain circumstances. For example, if you have a pet, you may need to pay a pet deposit as well.

When is the rent due and when is it considered late?

At Suncastle Property Management, rent is due on the first day of the month. Any payment made after this will be considered late.

Details are specified in the lease agreement, which can vary according to the property.

When can I expect the rent to increase?

Depending on market conditions and increases in operating expenses for the property, you may expect the rental price to go up once your existing lease term comes to an end. Of course, we’ll notify you of this well in advance.

How should I go about a maintenance issue?

Report all maintenance issues to our office so they can be addressed in a timely manner.

Call our after-hours emergency number to report major appliance, plumbing or air conditioning problems or other maintenance issues that poses a risk to your personal well-being.

Non-emergency maintenance issues can be reported via the tenant portal. With reasonable notice, we may enter the premises for purposes connected with the repair, care or maintenance of the rental unit.

Can a property manager or any of their representative enter my home in my absence?

A property manager may need to enter your home for several reasons. Such reasons include for property showings, repairs, and unit inspections.

That said, we’ll always give you ample notice, typically 24 - 48 hours in advance before accessing your home.

Can I keep a pet?

Some properties will allow tenants to have pets, while others will not. As such, to avoid violating HOA or your lease agreement, always inquire with your property manager first before deciding to keep a pet.

Can I get a roommate?

You can get a roommate so long as he or she has passed through our screening process.

Keeping a roommate without notifying us is a serious violation of the lease agreement.
